Good photos, an honest description and quick replies do most of the work. What to get right before your listing goes live.
Listing a space on Circle Ground is free, and you can do it from your phone in one sitting. Getting booked regularly takes a bit more thought. Most of it comes down to helping a stranger picture themselves working in your space, and trusting that it'll look the way it did in the photos.
Once you submit, we review the listing before it goes live, usually within 24 hours. That includes your proof that you're allowed to let the space. So it's worth getting the details right the first time.
Photos
Take them in daylight, with the lights on and the curtains open. Clear the desk, tidy away the cables where you can, and take a few from the doorway so people can see the whole room. Then take close-ups of the things guests will ask about: the chairs, the table, the socket by the desk, the inverter or generator if you have one.
Don't use photos from when you first moved in if the room looks different now. Guests notice, and it shows up in the reviews.
The description
Say what the space is good for and who it suits. "Quiet two-person office, good for calls and focused work" tells a guest far more than "beautiful modern space". Say how many people it really fits, not how many chairs you could squeeze in.
Be upfront about anything that might put someone off. If there's no parking, say so. If the generator only runs in the evening, say so. People are much more forgiving about a limitation they knew about than one they found out about on the day.
Rules and getting in
Write your house rules as if you were explaining them to a friend. Can people bring food in? Do they need to sign in with security at the gate? Is there a floor they shouldn't wander onto? The clearer this is, the fewer awkward conversations you'll have later.
Price and availability
Look at what similar spaces near you charge and start somewhere sensible. You can set an hourly, daily or weekly rate and change it whenever you like. Keep your calendar up to date, and block out the times you're using the space yourself, so nobody books a slot you can't honour.
Reply quickly
When someone requests a booking, they're often choosing between you and somewhere else. A quick reply, even if it's just yes, goes a long way. The same goes for messages. If a guest asks whether there's a projector, a two-line answer today is worth more than a perfect one tomorrow.
After each booking, the guest reviews your space and you review them. A few good reviews early on make the next booking a lot easier to win, so it's worth taking extra care with your first guests.
